How to Keep a Coated Garage Floor Looking New for Years

The Good News: Coated Floors Are Genuinely Low-Maintenance

Bare concrete is high-maintenance — it stains, it absorbs, it dusts. A properly installed polyaspartic floor is the opposite: non-porous, chemically resistant, and easy to clean. The routine is simple. A few minutes of sweeping weekly, a mop with neutral cleaner monthly, and prompt attention to spills. That's the core of it.

Weekly Routine: Sweep and Spot Clean

Sweep or dust-mop the floor weekly to remove grit, sand, and debris. Fine particles from outside are the main source of surface wear on a coated floor. Regular sweeping removes them before they accumulate. For spot cleaning — drips, tire marks, tracked-in mud — a damp mop or a cloth with a small amount of mild cleaner works immediately. The non-porous surface means most spills don't penetrate; they sit on top until you remove them.

Monthly Deep Clean

Once a month, do a full mop of the floor with a diluted neutral pH cleaner. Simple Green, diluted per label directions, works well. Dawn dish soap diluted in water is a reasonable alternative. The key is neutral pH — neither acidic nor strongly alkaline. In Minnesota winters, monthly is actually a minimum — consider a mid-week clean in heavy salt months (November through March) to remove salt residue before it sits on the surface for extended periods.

What to Avoid Completely

A few products and practices consistently cause problems for coated floors: Acidic cleaners — vinegar, citrus-based degreasers, muriatic acid, pool chemicals — attack the coating chemistry and will eventually dull and etch the surface. This is the most common self-inflicted damage we see. Abrasive scrubbing pads — steel wool, scrubbing sponges with abrasive backing, stiff-bristle brushes — create fine scratches that accumulate into visible surface dullness over time. Steam mops: the heat and pressure combination can damage the coating surface. Stick to conventional damp mopping.

When to Consider a Refresher or Recoat

A quality polyaspartic installation is designed to last for many years without any intervention beyond routine cleaning. If you're seeing areas that look different from the rest of the floor after several years, that's the time to call us for an assessment. In most cases, a maintenance topcoat — a fresh polyaspartic layer applied over the existing system — restores the appearance without requiring full removal and reinstallation. This is significantly less expensive than starting over. Call 612-508-3151.
